Cancellation & Refund Policy

Information regarding booking cancellations and refund procedures.

Important: The application for allotment is provisional and will only be confirmed upon mutual acceptance by both parties and the signing of a sale agreement within 21 days from the booking date, accompanied by the necessary payments towards the agreement.

Cancellation Policy

The application for allotment is provisional and will only be confirmed upon mutual acceptance by both parties and the signing of a sale agreement within 21 days from the booking date, accompanied by the necessary payments towards the agreement. In the event of failure to comply, Urbanrise reserves the right to cancel the transaction at its discretion.

If the buyer decides to cancel or developer is forced to cancel due to default payments from buyers' side before entering into an agreement, a cancellation fee will apply as detailed below:

Before Agreement:Rs. 50,000/-
After Agreement:Full booking amount (capped at 10% of apartment cost)

Additionally, the cancellation amount will also include any government levies and taxes (GST) paid by the company, as well as stamp duty charges for the agreements.

Refund Process

Following cancellation as per the above terms, any remaining amount (if any) will be refunded to the applicant within 90 days, without accruing any interest. The applicant consents to the specified conditions.

Refund Timeline: Up to 90 days from the date of cancellation approval

Interest: No interest will be paid on the refund amount

Deductions from Refund

The following will be deducted from your paid amount before processing the refund:

  • Cancellation Fee:

    Rs. 50,000/- (before agreement) or Full booking amount capped at 10% (after agreement)

  • Government Levies & GST:

    All government taxes and GST paid by the company

  • Stamp Duty:

    Stamp duty charges for the agreements

21-Day Agreement Signing Requirement

The allotment application is provisional until:

  • A sale agreement is signed within 21 days from the booking date
  • Necessary payments towards the agreement are made
  • Mutual acceptance by both parties is confirmed

Failure to comply with these requirements gives Urbanrise the right to cancel the transaction at its discretion.

How to Request Cancellation

To cancel your booking, please submit a written request with the following:

  • Your booking details and application number
  • Reason for cancellation
  • Bank account details for refund processing
  • Copies of payment receipts and booking documents
